I'm a Realtor or Title Company. Where can I find information about dues for a property?

Here is a list of typical questions we receive when a property is bought or sold:

1. Official name of the organization: Concord Hills Homeowners Association

2. Property type: PUD / Condominium / Subdivision? Subdivision

3. Dues amount: $470

4. Are dues paid annually or quarterly? Annually

5. Dues are currently paid thru what date? December 31 of each year. Due by February 10th of each year.

6. Are there any announced special assessments due? As of Jan 20th, 2024: No

What is the Concord Hills Homeowners Association (CHHA)?

It is made up of neighborhood members who volunteer with the purpose to maintain and enhance our property values and our general community welfare. Promoting general improvements and positive maintenance of the community through such things as landscaping, beautification, and activities related to safety, health, appearance, welfare and beautification of the subdivision. As well as self-help, community action, provide for social welfare and education of the residents, protection of their property values through enforcement of our Codes & Restrictions of the Concord Hills Subdivision. What do the annual CHHA dues cover?

They fund the operation and maintenance of the common property and are used to provide services for the benefit of all owners. The CHHA functions primarily with volunteer labor to keep cost down whenever possible.

Examples are:

  • Maintain the subdivision entrance by clearing, seeding, mowing, irrigation, leaf removal, lighting, tree trimming/removal, landscaping and decorating.

  • Maintain recreation amenities (pool and lifeguards, tennis courts, play grounds), winterization, tree & lawn care.

  • Maintain street name signs and notice signs at the entrance.

  • Maintain street lighting for Unit 10

  • Carry insurance to protect our property and general liability

  • Pay water, electric, property tax, bookkeeping, administrative supplies and expenses (e.g., mailings)

  • Fund projects to improve the neighborhood (e.g., security cameras)

  • Fund neighborhood activities (e.g., Summer kick-off party, Easter egg hunts, movie nights at the pool)

  • Accumulate reserves for unexpected expenses and future improvement projects.

  • Providing key fobs for recreation amenities.

What amenities are offered at Concord Hills?

All CHHA members with a recreation membership are invited to enjoy the Concord Hills Recreation Complex. It is located within the subdivision at 10731 Farragut Hills Blvd. The complex includes two full size tennis courts, a 6 lane 25 yard salt water competition pool, a kiddie pool, pavilion with Wi-Fi, showers, changing areas, and restrooms, Three separate age appropriate playgrounds and basketball hoop. For more information on the amenities available through the recreation complex including membership, swim team sign ups, tennis team sign ups and onsite use for parties, etc. email recreation@concordhillsfarragut.com.

How much are CHHA dues?

Dues vary for lots in unit 10 and lots purchased before October 1st, 2016. For current rates, please visit the "pay dues" page. Dues for each year should be paid by the January 31st. Invoices are mailed to owners in December. A late penalty of $100 will be charged for payment made after February 15th of the same year. Dues are mandatory for all new owners.

When do I need to pay CHHA dues?

Dues for each year should be paid by the January 31st. Fiscal year for dues is January 1st through December 31st. Invoices are mailed to owners in December. A late penalty of $100 will be charged for payment made after February 15th of the same year. Dues are mandatory for all new owners.

 

For realtors, with new closings the total amount must be paid for the FY less any amount already paid by the current owner for base HOA dues. They can be prorated as desired.

How do I pay the CHHA dues?

There are 3 ways you can pay CHHA dues:

Who should I contact if I want to make changes to my property?

Contact the HOA and review the CC&R (The Declaration of Covenants, Conditions, and Restrictions), if you are planning to add a permanent structure anywhere on your property, or are making changes to areas beyond your backyard. There may be limitations, architectural reviews and permits and plans you need to submit to the HOA and the Town of Farragut before you begin the project.
